FEMA ELEVATION CERTIFICATE
Should the property you are planning to purchase be in a FEMA designated Flood Zone the purchase of an Elevation Certificate SHOULD be your FIRST step in evaluating your property. As outlined in the example attached a living floor elevation that is at a lower elevation then the Base Flood Elevation determined by FEMA WILL affect the cost of your homeowners insurance. In the case of the attached example the insurance cost quoted by the insurance company was TWICE of that of the calculated mortgage payment.

STANDARD RESIDENTIAL (MORTGAGE) SURVEY
Since 1989 Karner Surveying has assisted the residential real estate market in providing a quality product for real estate transactions. Our large digital data base contains more than 5000 residential surveys. However to update even a prior survey it IS required by Florida Statute that boundary control and property improvements are verified in the field. Survey updates, however, are available at a much lower rate than the original survey.
We urge you to consider this: If you hire a surveyor to perform an accurate and quality survey that correctly shows all the improvements, a site visit by the field crew should last NO LESS than 2 hours UNLESS a prior survey has been performed by that surveyor.
